Kent Property Market in Good Shape for Recovery

The Kent Property Market Report for 2010 has just been published by Kent County Council and Cluttons LLP Chartered Surveyors.

Although commercial rents have fallen while retail vacancies have risen, it seems that Kent has fared better than most other areas of the UK and the South East.

Recognising the challenges that still face the county as the impact of the Comprehensive Spending Review comes into play, the report concluded that Kent is in a strong position to generate and attract investor confidence. The high-speed rail, a range of major projects, and location (being close to London and the Continent) are all cited as key factors that will help the county’s property market build towards a more complete recovery.

Understandably the report focuses on the more significant property developments in the county, and it is heartening to hear positive and encouraging news. But we should not forget the smaller property developments that also contribute hugely to the success of the sector. While the Kent Property Report predicts a weak demand for smaller units, a report from a group of London Surveyors suggests there is increased demand across the South East, with small business units for new start up companies in short supply.

Certainly this can be a more volatile sector and they need a lot of flexibility, but the smaller property landlords like ourselves are well placed to offer this.
