Your Guide in the Commercial Property Maze
“In tough times it’s the businesses that innovate who don’t just survive but emerge even stronger. There are such businesses out there and they’re doing very well. Making profits and looking to expand,” says Tony Skelton, Managing Director of Stour Valley Estates. “Additionally despite the doom and gloom in the press, we still see a lot of businesses looking to start from scratch.”
It is still the case though that many of these exciting entrepreneurs are finding it hard to finance their plans with the banks continuing to keep a tight rein on their loan books.
At Stour Valley Estates we aim to help remove some of the barriers and do what we can to help, both with flexible commercial terms and through offering straightforward advice. That’s why we created our new guide to renting commercial property, available free to download from our website. The guide explains what’s involved in renting commercial property and aims to help prospective tenants avoid distressing and potentially expensive pitfalls. It’s a great way for us to start a dialogue with them.
“We encourage anyone wanting to rent on a business park to talk to us about their requirements and their resources, and we’ve been able to come up with staggered payments and flexible rental options that will help them get off the starting blocks. Yes there’s a risk but with more than thirty-five years of experience in this arena I’ve learned to spot the real non-starters,” explains Tony.
“Recently we’re pleased to have been able to help Fat Fish Tackle open their retail outlet at Stour Valley Business Park and South View Koi to get set up at Chilham Country Park. Fish are not the only growth businesses though; we’re currently talking to a European Online Marketing company needing a UK base to fulfil their promise of next day delivery. This is an example of the new breed of businesses built around the internet.
“There is innovation elsewhere too, such as changes to financial products, with new players entering the residential mortgage and commercial funding markets. I am sure that they will be good competition to the more established lenders and hope that they will start to get both markets moving along.
“Whatever happens there is no point bemoaning the terrible state of the market we all need to get up and get innovating to make things happen."
